New Mexico 4plexes: House Hacking in New Mexico
New Mexico offers a high-desert setting for house hacking with a fourplex: Albuquerque is by far the state's largest rental market, with Las Cruces and Santa Fe adding university- and capital-city renter demand.
This page is educational information about house hacking with a four-unit property in New Mexico and does not offer brokerage services in New Mexico.
Why Consider a 4plex in New Mexico?
- Rental demand concentrated in Albuquerque, with Las Cruces and Santa Fe as secondary markets
- Ability to use FHA and other low-down-payment loans when owner-occupying
- Adobe and older housing stock in some areas, rewarding careful condition checks
- A practical way to live in one unit and rent the others while learning landlording
Local Advantages
With about 2.13 million residents (U.S. Census Bureau estimates), New Mexico's largest metro is Albuquerque, followed by Las Cruces in the south and Santa Fe, the state capital. Albuquerque brings government, research, and health-care employers; Las Cruces adds university-linked renters. A house hacker should note how much of the state's renter pool sits in the Albuquerque area.
Landlord-tenant rules: New Mexico landlord-tenant law is set out in the Uniform Owner-Resident Relations Act, a statewide framework covering deposits, notices, and maintenance duties. Buyers should confirm the current rules before setting lease terms.
Insurance and tax character: New Mexico property taxes are set locally and vary by county. High-desert conditions โ intense sun, monsoon-season rain, and older adobe or stucco construction in some neighborhoods โ make roof, drainage, and exterior condition worth checking on any four-unit building.
Financing a New Mexico 4plex
FHA is a federal program, and FHA loan limits are set at the county level, not the state level, so the limit that applies depends on the county where the property sits. If you plan to live in one unit, you may qualify for residential loan programs (including FHA) with lower down payments than commercial financing requires. Down-payment assistance programs vary: check your state housing finance agency, because 4-unit eligibility varies by program. A lender familiar with four-unit properties can walk through the owner-occupancy rules and the paperwork involved. County limits will differ between Bernalillo County around Albuquerque, Dona Ana County around Las Cruces, and Santa Fe County.
Loan and Down Payment Programs in New Mexico
Housing New Mexico (the state mortgage finance authority) runs several tracks, and the best-known ones close the door on a 4plex. FirstHome, the authority's main first mortgage, can only be used to finance single-family residences, and program guidance states properties cannot be used for income generation, so FirstHome does not fit a four-unit purchase. FirstDown, the second mortgage that must pair with FirstHome, goes with it. FirstDown Plus and HomeNow aim at first-time buyers at or below 80% of area median income, but because they sit alongside the single-family FirstHome program, do not assume either one covers a 4plex without a participating lender confirming it. HomeForward and its HomeForward down payment assistance, which carry no first-time-buyer requirement and run up to 3% of the price, are likewise unconfirmed for a four-unit property. See Housing New Mexico loan programs.
That leaves the national programs as the confirmed four-unit routes. An FHA loan allows a down payment as low as 3.5% on one-to-four-unit properties for an owner-occupant, with county-level limits, and FHA's self-sufficiency test applies to a four-unit property only. A VA loan needs no down payment when the sale price does not exceed the appraised value, charges no private mortgage insurance, and covers up to four units for an eligible veteran, service member, or surviving spouse in one unit. A standard conventional loan fits an owner-occupied 4plex, with a larger down payment than the one-unit headline figures. Fannie Mae HomeReady and Freddie Mac Home Possible both advertise a down payment as low as 3% with income capped at 80% of area median income, and both extend to two-to-four-unit principal residences at a lower maximum loan-to-value than one-unit homes.
How Many Cities Are in New Mexico?
New Mexico has 106 municipalities, counting cities, towns, villages, and one incorporated county. That last category is Los Alamos, the state's only incorporated city-county. The 106 figure comes from the 2020 census list; the total moves as places incorporate, dissolve, or change form, so it is a census snapshot rather than a fixed fact. See the list of New Mexico municipalities.
How Many Counties Are in New Mexico?
New Mexico is divided into 33 counties, a small number for a state of its land area, which is why its municipalities cover only about 1% of the state's land while holding roughly two-thirds of its people. See New Mexico's counties and municipalities.
Fire Insurance Costs in New Mexico
Wildfire risk is the key variable in New Mexico, and it varies sharply by wildfire zone. A 4plex in a forested or wildland-edge community will carry a very different insurance picture from one in Albuquerque or Las Cruces.
Insurance.com's 2026 report on the state of home insurance, using its 2025 average column, puts the statewide average homeowners premium in New Mexico at $2,869. That average covers homeowners policies statewide; it is not a fire-only premium and it is not priced for a four-unit property. Your premium will reflect the building's location, age, construction, roof, and claims history, and averages differ a great deal from one publisher to another, so use the figure as background and get a property-specific quote. See the Insurance.com state home insurance figures.
