Frequently Asked Questions
What is a 4plex?
A 4plex (also called a fourplex or quadplex) is a residential building with four separate living units. Each unit typically has its own entrance, kitchen, and bathroom.
Can I really buy a 4plex with little money down?
Yes. If you live in one of the units, you can often use an FHA loan with as little as 3.5% down.
Do I need perfect credit?
No. The strategies in the 4plexes playbook are designed for everyday people and do not require perfect credit.
What is house hacking?
House hacking means you buy a fourplex, live in one unit, and rent out the others so that tenants help pay (or fully cover) your housing costs. Learn more in our house hacking guide.
Is this only for Portland?
No. The core strategies work in many U.S. markets. We do offer local Portland contact numbers for people in the area.
How is a 4plex different from a regular house?
With a single-family home you pay the full mortgage yourself. With a 4plex, three other units can generate rental income that offsets your costs while you live there.
Do I have to manage the property myself?
You can manage it yourself at the beginning. Many people later hire a property manager once cash flow allows. Our step-by-step guide walks you through the whole process.
