Louisiana 4plexes: House Hacking in Louisiana

This page provides educational information only and does not offer brokerage services in Louisiana.

Louisiana, anchored by New Orleans, Baton Rouge, and Shreveport, offers a practical setting for house hacking with a fourplex. Steady demand for rental homes near energy, port, university, and health care employers, combined with residential financing for an owner-occupant, makes a four-unit property a realistic way to live in one unit and rent the others.

Why Consider a 4plex in Louisiana?

Local Advantages

With about 4.6 million residents (U.S. Census Bureau estimates), Louisiana's rental demand centers on New Orleans and its surrounding parishes, the state-capital and university city of Baton Rouge, and Shreveport in the northwest. Louisiana is also distinct in that its private law is rooted in the civil law tradition rather than the common law used in other states, which shapes how its landlord-tenant rules are written. A well-chosen 4plex can generate meaningful income from the rental units while you live in the fourth.

Louisiana has no statewide rent control, and its landlord-tenant rules are found in the state's Civil Code and related statutes rather than a single uniform act, so owners should review current state rules carefully before setting rents or handling deposits. On the cost side, hurricane and flood exposure make wind and flood insurance a major underwriting item, and flood-zone status and elevation should be checked for any property under consideration.

Financing a Louisiana 4plex

If you plan to live in one unit, you may qualify for residential loan programs (including FHA) with lower down payments than commercial financing requires. FHA is a federal program, and FHA loan limits are set at the county level, not the state level, so the limit that applies depends on the county where the property sits. Down-payment assistance programs vary: buyers should check their state housing finance agency, because whether a given program allows four-unit properties varies by program. A lender familiar with four-unit properties in the area can walk through the owner-occupancy rules and the paperwork involved.

Loan and Down Payment Programs in Louisiana

Louisiana's housing finance agency, the Louisiana Housing Corporation (LHC), runs several homebuyer programs through participating lenders — but a four-unit buyer should read the fine print first. The MRB Home and MRB Assisted programs pair a below-market 30-year fixed first mortgage with down payment and closing-cost help; MRB Assisted provides a soft second loan equal to 4% of the final loan amount at 0% interest, deferred and forgiven after five years of primary-residence occupancy, for first-time buyers with incomes at or below 140% of area median income in targeted areas (115% elsewhere, 80% for conventional loans). The Delta 100 program offers low-fixed-rate financing for first-time buyers in 11 designated Delta parishes, but it is limited to single-family home purchases. 4plex fit: does not fit. LHC's own MRB Assisted guidelines state the eligible property types are one-unit primary residences, townhouses, condominiums, and manufactured housing, list the number of units as 1, and name multi-unit properties as ineligible — so LHC assistance does not layer onto a four-unit purchase. Do not plan a Louisiana four-unit purchase around LHC down payment help.

That leaves the national programs. FHA allows a down payment as low as 3.5% of the purchase price on 1-4 unit properties, with a self-sufficiency test on three- and four-unit purchases. VA-backed purchase loans require no down payment when the price does not exceed the appraised value, charge no private mortgage insurance, and can buy a home with up to four units when the borrower lives in one. Standard conventional financing covers owner-occupied four-unit homes with a larger down payment than a one-unit purchase. Fannie Mae's HomeReady and Freddie Mac's Home Possible both advertise down payments as low as 3% with income at or below 80% of area median income, but both write that 3% figure for one-unit homes — a four-unit purchase needs more down, so confirm the terms with a lender.

How Many Cities Are in Louisiana?

Louisiana has 305 municipalities: four consolidated city-parishes, 65 cities, 130 towns, and 106 villages. Louisiana law sorts municipalities by population — cities have 5,000 or more residents, towns have more than 1,000 but fewer than 5,000, and villages have 1,000 or fewer. The newest municipality is St. George, incorporated in 2019, and counts vary slightly by source and vintage, so 305 is the current Census-based figure. Source: List of municipalities in Louisiana.

How Many Counties Are in Louisiana?

Louisiana does not have counties. It has 64 parishes, which are its county equivalents — the same level of local government, under a different name inherited from the state's French and Spanish colonial history. Every Louisiana property sits in one of those 64 parishes, and parish records, not county records, are where deeds, permits, and loan-limit lookups live. Source: List of municipalities in Louisiana.

Fire Insurance Costs in Louisiana

Louisiana's average annual homeowners premium was $5,050 at the end of 2025, according to Insurify's 2026 price projections — the second-highest state average in the country, behind only Florida, and essentially flat after a 39% surge in 2024. Hurricanes and tropical storms along the Gulf Coast are the main driver, with flooding a close second; a standard homeowners policy does not cover flood damage, so a separate flood policy is usually essential for a Louisiana property, and LHC itself requires wind and hail coverage plus flood insurance where required. Insurify's average reflects a typical single-family home's dwelling coverage; a four-unit building's premium will differ, and coastal versus inland location moves the quote more than almost any other factor in the state.
