Colorado 4plexes: House Hacking in Colorado

This page provides educational information only and does not offer brokerage services in Colorado.

Colorado, anchored by the Front Range cities of Denver, Colorado Springs, and Aurora, offers a practical setting for house hacking with a fourplex. Steady demand for rental homes near major employment centers, combined with residential financing for an owner-occupant, makes a four-unit property a realistic way to live in one unit and rent the others.

Why Consider a 4plex in Colorado?

Local Advantages

With about 6.0 million residents (U.S. Census Bureau estimates), Colorado is a fast-growing Mountain West state, and much of its population is concentrated along the Front Range. The Denver, Colorado Springs, and Aurora areas anchor the state's rental demand, with universities, military installations, and a broad employer base supporting year-round renters. A well-chosen 4plex can generate meaningful income from the rental units while you live in the fourth.

Colorado does not have statewide rent control, and landlord-tenant rules are set at the state level, so owners should still review current state law and any local rules before setting rents or screening tenants. On the cost side, Colorado is widely noted for comparatively low effective property tax rates, while hail along the Front Range and wildfire risk in foothill areas make insurance shopping an important part of underwriting any four-unit purchase here.

Financing a Colorado 4plex

If you plan to live in one unit, you may qualify for residential loan programs (including FHA) with lower down payments than commercial financing requires. FHA is a federal program, and FHA loan limits are set at the county level, not the state level, so the limit that applies depends on the county where the property sits. Down-payment assistance programs vary: buyers should check their state housing finance agency, because whether a given program allows four-unit properties varies by program. A lender familiar with four-unit properties in the area can walk through the owner-occupancy rules and the paperwork involved.

Loan and Down Payment Programs in Colorado

The national loan programs are the most reliable starting point for a four-unit purchase. An FHA loan allows a down payment as low as 3.5% of the purchase price and is available on 1-4 unit properties; for a three- or four-unit purchase, FHA applies a self-sufficiency test, so the property's income must cover the mortgage payment, taxes, and insurance. A VA-backed purchase loan requires no down payment when the sale price does not exceed the appraised value and charges no private mortgage insurance, and the VA's buyer's guide lists a home with up to four units among the properties a VA loan can buy, provided the borrower lives in one unit. Standard conventional financing can also cover an owner-occupied four-unit home, though the minimum down payment is generally larger than for a one-unit purchase. Two affordable conventional options sit alongside it: Fannie Mae's HomeReady, with down payments as low as 3% and borrower income limited to 80% of area median income — but its 97% financing figure is written for a one-unit principal residence, so a four-unit buyer should not assume the same terms — and Freddie Mac's Home Possible, also as low as 3% down with income at or below 80% of area median income, where the 3% figure is likewise a one-unit figure and a four-unit purchase needs a larger down payment.

Colorado's housing finance agency, the Colorado Housing and Finance Authority (CHFA), offers down payment help that pairs with a CHFA first mortgage: a Down Payment Assistance Grant of up to 3% of the first mortgage with no repayment required, and a Down Payment Assistance Second Mortgage of up to 4% of the first mortgage, with repayment deferred until the first mortgage is paid off, the home is sold or refinanced, or it stops being the borrower's primary residence. CHFA also runs Schools to Home for full-time Colorado public school employees: a second mortgage of up to 25% of the first mortgage at 0% interest, deferred, with a shared-appreciation payment to the Public School Permanent Fund. 4plex fit: CHFA's published assistance pages do not state whether a four-unit property qualifies, so treat CHFA assistance as unconfirmed for a four-unit purchase and ask a CHFA participating lender before counting on it.

How Many Cities Are in Colorado?

Colorado has 272 active municipalities, counting incorporated cities and towns together. The breakdown is 197 towns, 73 cities, and two consolidated city-and-county governments, Denver and Broomfield. The count moves over time as places incorporate or disband — Keystone incorporated in 2023, and the Town of Hartman was declared abandoned in July 2026 — so treat 272 as the current figure rather than a permanent one. How Many Counties Are in Colorado?

Colorado has 64 counties. Nineteen municipalities cross into two counties, and two cities, Aurora and Littleton, extend into three counties, which is worth knowing when you check county-level loan limits or property records. Source: List of municipalities in Colorado.

Fire Insurance Costs in Colorado

Insurify's 2026 home insurance price projections put Colorado's average annual homeowners premium at $3,996 at the end of 2025, after a 33% jump during 2025. Insurify bases its state figures on a typical single-family home's dwelling coverage, so a four-unit property's actual premium will differ — get a quote from an insurer for the specific building. Two perils drive Colorado pricing: hail along the Front Range, which state insurance analyses have put at anywhere from roughly a quarter to over half of premium depending on the county, and wildfire risk in foothill and mountain interface areas, where some insurers have tightened coverage or pulled back.
