Privacy Policy

4plexes.com ("4PLEXES," "we," "us") provides educational material about house hacking and small multifamily real estate. This policy explains, in plain language, what information we collect through this website, why we collect it, how long we keep it, who processes it on our behalf, and what choices you have.

1. Information we collect

• Playbook registration: if you register for book updates, we collect the name (optional) and email address you enter, plus the time of your registration and your consent to receive those updates.
• Contact: if you email us or call us, we receive whatever information you choose to include in that message or call.
• Website analytics: we do not currently use website analytics tracking on this site. If we add analytics in the future, we will update this policy to name the provider before it collects data.
• Video pages: our video-blog pages embed videos from YouTube. Loading one of those pages loads YouTube's player, and YouTube/Google may set cookies and collect viewing data under Google's privacy policy (see Section 4).

We do not run Google Tag Manager, advertising pixels, or a separate email marketing platform on this site. Social media icons in the footer are plain links to our profiles; clicking one takes you to that platform, where that platform's policies apply.

2. How we use your information

• To send the book updates and educational emails you registered for.
• To respond to messages you send us.
• To understand which content and tools visitors use, so we can improve the site.

We do not sell your personal information, and we do not use it for advertising.

3. Sharing — two separate categories, kept separate

There are two different kinds of visitors on this site, and their information is treated differently:

• Educational registration. If you register for book updates or read our educational material, your information stays with 4PLEXES. Registering does not authorize sharing your information with any real estate agent, mortgage professional, insurance provider, property manager, contractor, or other professional, and it does not enroll you in any referral program.
• Professional introductions (future feature). If, in the future, you separately and explicitly request an introduction to a specific professional, you authorize sharing your information for that introduction only, with that professional only. Each introduction requires its own permission. No introduction feature is live on this site today.

A registration for book updates is never treated as permission for a professional introduction.

4. Service providers that process information for us

• Hostinger — hosts this website (server operation; standard server logs).
• FormSubmit — delivers Playbook registration forms to our private email inbox.
• YouTube / Google — video player embeds on video-blog pages; governed by Google's privacy policy at policies.google.com/privacy.

These providers process information only to provide their services to us. Other than the providers above, we do not share your registration information with any third party.

5. How long we keep your information

• Registration data: kept while your book-update subscription is active.
• After unsubscribe or a deletion request: removed from our active mailing list within 30 days. Backup copies, if any, are deleted on their normal cycle and are not used for mailing.
• Analytics data: we do not currently collect website analytics data.
• Messages you send us: kept as long as needed to respond and for reasonable record-keeping, then deleted when no longer needed.

6. Cookies and tracking — what actually loads

• No analytics cookies: we do not currently use analytics tracking (see Section 1).
• YouTube cookies on video-blog pages only, from the embedded player (see Section 1).
• No advertising trackers, no tag manager, no social-media pixels on this site.

You can block cookies in your browser settings. Educational content and the calculator still work without them; registration requires submitting the form.

7. Your choices and privacy requests

• Unsubscribe: reply to any book-update email and ask to be removed, or email info@4plexes.com with "unsubscribe" in the subject.
• Copy, correction, or deletion: email info@4plexes.com from the address you registered with, and tell us what you want (a copy of your registration record, a correction, or deletion). We aim to respond within 30 days.
• No account portal exists today: all requests are handled by email as described above.

8. Data security

• This site is served over HTTPS.
• Registration submissions are delivered to a private email inbox, not posted publicly.
• Registration emails are handled only by the site owner.
• We do not publish, sell, or expose registration data.

No method of transmission over the internet is completely secure, and we cannot guarantee absolute security.

9. Children

This site is not directed at children under 13, and we do not knowingly collect information from children under 13.

10. Oregon residents and commercial email

We do not sell personal information. If you are an Oregon resident and believe you have rights under Oregon privacy law, contact us at info@4plexes.com and we will respond to your request. Our commercial emails identify 4PLEXES as the sender and include a way to unsubscribe, as described in Section 7.

11. Changes to this policy

If this policy changes in a way that affects how we use your information, we will post the updated policy here and update the effective date below.
